Having been running the Estateducation Property Network for a number of months now, it has become apparent just how many people tend to struggle with successfully refurbishing/converting/extending a property in terms of selecting the wrong contractor, over-paying, failing to manage CDM Regs 2015 correctly, not paying the correct prices for materials, finishing properties in a style that appeal to one's self rather than the masses and sourcing expensive furniture. We could go on, but you get the point.
We found that a number of our attendees were asking for the assistance of our Chief Investor, Benjamin James, to help them with projects that were at a standstill or needed some guidance in getting started. With that in mind, we decided to launch a new program to support our network known as 'Project Mentoring Support' whereby Benjamin will work one-on-one with you, providing you with a hand-held approach from start to finish.
The program provides:
* Designing the proposed floor and site plan
* Finalizing the schedule of works and costings
* Meeting with potential contractors on site to vet them
* Screening contractors to ensure they hold the relevant qualifications, memberships and insurances
* Arranging the JCT design and build contract with the contractor
* Management of contractor during the construction period
* Suggestions on the schedule of finishes
* Guidance with regard to building regulations, CDM Regs 2015 and HSE
* Daily phone calls as and when required by the investor
* Site visits as and when required including construction sign-off (snagging checks) to be pre-agreed in advance
* Cloud-based shared documentation folder set up throughout project support
Since launching our 'Project Mentoring Support' we have already saved a fellow property investor GBP 15,000. This came about after learning of the unnecessary 'essential building requirements' suggested by your typical 'Bob the Builder' type.
